Home Maintenance Cost Calculator

Estimate an annual upkeep budget for a house, then split it into monthly set-aside and repair categories. It is a planning estimate, confirm before you buy materials or book work.

For a $450,000 detached home that is 20 years old, budget about $4,500 to $9,900 per year, or $375 to $825 per month.

How to use it

  1. Enter the home value. Use a realistic current value, then add the home age and square footage if you know it.
  2. Choose the home type. Pick detached, semi, townhouse, or condo so exterior upkeep is scaled correctly.
  3. Set the climate. Use mild, average, or harsh to account for weather wear on the house.
  4. Read the range. Use the annual and monthly range as a planning estimate, then confirm real projects before you buy.

How this estimate works

The low end uses the larger of the 1 percent rule and the one dollar per square foot rule. The high end starts at 1 percent of home value and adds 0.3 percentage points for every five years of age, capped at 4 percent. Mild climates reduce the range by 10 percent, harsh climates raise it by 20 percent, and condos or townhouses use 70 percent of the whole-home amount to account for shared exterior costs.

How much should I budget for home maintenance each year?

A common planning range is 1 percent to 4 percent of home value each year. This calculator starts with the 1 percent rule, compares it with the one dollar per square foot rule, then raises the high end for older homes.

Why does home age change the high estimate?

Older houses tend to have more systems near replacement age. The high estimate adds 0.3 percentage points for every five years of age, capped at a 4 percent total value rule.

Why are condos and townhouses lower?

The calculator applies a 0.7 modifier for condos and townhouses because some exterior costs may be shared through fees or common elements. Your condo documents or reserve fund plan should override this estimate.

Does this include renovations?

No. This is for upkeep, repair, and replacement planning. Remodels, additions, luxury upgrades, and insurance deductibles can sit outside this range.

Should I use the low or high number?

Use the low number for a newer or well-kept house and the high number for an older, weather-exposed, or deferred-maintenance house. It is a planning estimate, confirm before you buy or schedule work.
