Every Ontario municipality sets a residential tax rate each year to fund its
budget, and the province adds an education rate. Your annual bill is your MPAC
assessed value multiplied by that combined rate. Two similar homes can pay very
different amounts on opposite sides of a municipal line, which is why the rate,
not just the home price, is worth knowing before you buy.

How is property tax calculated in Ontario?
Your municipality sets a residential tax rate each year, and the province sets an education rate. Your annual tax is your MPAC assessed value multiplied by the combined (total) residential rate. This tool uses that total rate.
What is my assessed value?
It is the value the Municipal Property Assessment Corporation (MPAC) assigns to your home, which can differ from the market price. You can find it on your assessment notice or your tax bill. Ontario assessments are currently based on a 2016 valuation date.
How accurate is the estimate?
It is an estimate. Rates change yearly and can vary by property class and local charges. For your exact bill, check your municipality's current rate and your MPAC assessment. If your town is not in the list, the estimate uses the Ontario average and says so.
Why does my neighbour two towns over pay less?
Each municipality sets its own rate to fund its budget, so a similar home can carry a very different tax bill across a regional or municipal boundary. The per-municipality pages let you compare.
