Municipal rule

Shed

In Brampton a building permit is needed for an accessory structure larger than 10 square metres (about 108 square feet), or any size with plumbing. Accessory buildings sit in the rear yard, max about 3 m tall, and two structures together cannot exceed 20 square metres.

Deck

A deck attached to the house or more than 600 mm (about 24 in) above grade needs a permit. Low, freestanding decks generally do not.

Fence

Fences need no building permit; the fence bylaw sets height. Pool enclosures need their own permit.

The provincial baseline

Under the Ontario Building Code, a detached one-storey storage shed of 15 square metres (about 160 square feet) or less, with no plumbing, does not need a building permit. Anything larger, with plumbing, or attached to another building does. Zoning rules (setbacks, height, lot coverage) always apply even when no building permit is needed.
